What Changes the Roof Tune-Up Cost?
The roof tune-up cost changes with roof size, steepness, height, the number of flashings and skylights, and how many shingles need replacing.
- Square footage of the roof
- Steep or walkable pitch
- One story or two
- Chimneys, vents and skylights to seal
- Number of damaged shingles
- Access for ladders and equipment

Why does replacing a few shingles change the price so much?
Replacing damaged shingles costs far more near the bottom edge of a roof than near the peak, because asphalt shingles overlap in courses and every course above a damaged one has to come off to reach it.
Asphalt shingles are laid in overlapping rows, called courses, starting at the bottom edge of the roof and working up toward the peak. Each row is nailed through the row beneath it, so the rows are locked together.
A damaged shingle near the ridge is quick to replace. Only a few rows sit above it, so the crew lifts those, slides the old shingle out and nails a new one in.
A damaged shingle near the eave is the expensive one. Every row above it has to be lifted to reach it, and each of those rows then has to be reset and sealed again.
This is why two roofs with the same number of bad shingles can get different quotes. Where the damage sits matters more than how much of it there is.
If most of the roof is sound and only a few areas are bad, we pull those shingles and lay new ones before coating. That is the repair-first part of the roof tune-up.

Does the Time of Year Change the Roof Tune-Up Cost?
The time of year does not change the roof tune-up cost, because it is priced by the roof, but booking before the rainy season means repairs happen before the first storm tests them.
Fall is the busiest time. Booking earlier gives you more choice of dates.
How Does the Cost Compare With Replacement?
A roof tune-up costs a fraction of a replacement and takes two to three hours instead of several days.
